1. Your signature on booking forms indicates your acceptance of these terms and
conditions.

2. A $200.00 deposit is required to hold the date of your booking. This deposit is not
refundable.

3. Payment in full is required at least 8 weeks prior to departure to your
accommodation. At times your property manager will require details of your credit card as a guarantee against any loss or damage, this will remain undebited, subject to the property managers inspection, inventory review and damage report. We will inform you in writing before any changes are made. This is standard procedure but may vary to suit a particular owners specific requirments. To allow management time to prepare the home arrival time after 4:00 pm and departure time no later than 10:00 am.

4. PAYMENT. If full payment is not received by 8 weeks prior to the date you have
booked, we reserve the right to reallocate the relevant period to other clients.

5. CANCELLATION. Should you find it necessary to cancel your reservation, 50% or
the rental cost will be charged. Should you cancel between 6 and 4 weeks prior to
departure, 75% will be charged. Cancellation within 4 weeks of departure will be
charged at full cost.

6. We cannot accept responsibility for loss, delay or damage caused by industrial
disputes, tempest, flood, fire, airport closures or any other events beyond our control.

7. We cannot accept any responsibility for injury, loss or damage caused in and
around your accommadation or swimming pool.

8. In the interest of safety, we would advise that individuals do not use swimming
pools unaccompanied nor should children be permitted to use swimming pools without
adult supervision at all times.

9. It is a firm condition of this agreement that the property cannot be sub-let or
shared. Only persons shown on the booking form are allowed to stay in the
property.

10. We strongly urge you to take out adequate insurance to cover all eventualities,
(including cancellations) and particuarly those likley to be encountered during your
stay in the United States of America.
